The Falls Township Board of Supervisors took steps to create more than 500 new jobs Monday night.

The board approved a minor subdivision and lot line change for Stalwart Equities, the developer of a large-scale warehouse planned for more than 95 acres along the Delaware River.

The company’s sketch plan, which the board reviewed last year, called for construction of 976,300 square feet of warehouse space and 60,000 square feet of office space. The bulk of the property is at the former Solvay tract. Two other parcels are comprised of land on South Pennsylvania Avenue and a portion of the former Rogers foam tract on East Post Road.  

On Monday, the board approved the minor subdivision, which essentially moved 10.92 acres from one property to another property, according to Stalwart attorney Robert Gundlach Jr.

The existing manufacturer on Post Road had an excess of 20 acres and agreed to sell half of it, Gundlach said.

“It’s land they don’t need,” he said.

Stalwart intends to build secondary access either for cars or emergency access, according to Gundlach.

In anticipating the Stalwart land development plan, the Falls Supervisors last year amended zoning to permit warehouses in the riverfront district. The Supervisors have not yet reviewed the developer’s preliminary land development plan.

Stalwart officials said previously that the warehouse, once complete, would employ 500 or more local workers. The project would generate $963,000 in real estate taxes to Pennsbury School District, $41,000 in municipal taxes and $33,000 in annual local services taxes. 

Developers are planning to widen South Pennsylvania Avenue to help accommodate traffic. In addition, the warehouse would have separate truck and passenger vehicle access. The truck route would be Route 13 to Tyburn Road to South Pennsylvania Avenue. Trucks exiting the site would be directed to turn left and head south along South Pennsylvania Avenue. Passenger vehicles would be able to access the site from both the South Pennsylvania Avenue and East Post Road driveways.
