The FALLS TOWNSHIP PLANNING COMMISSION will hold a special meeting on October 20, 2026 at 7:00 p.m., in the Public Meeting Room at the Township Building, 188 Lincoln Highway, Fairless Hills, Bucks County, PA. The purpose of this special meeting is to consider preliminary and final land development applications and plans for the following projects:

Morrisville Municipal Authority (MMA) WWTP – 1 Sessa Drive, Morrisville, PA

TMP #13-051-001-030; Zoned:  MPM; Owner:  Morrisville Municipal Authority

Preliminary / Final – Construction of a wastewater treatment plant and sanitary sewer force main, along with parking, utilities and related site improvements

MM Metals, 53 Innovation Drive (a/k/a 53 Middle Drive) Fairless Hills, PA

TMP #13-051-001 & 13-051-001-026; Zoned:  MPM; Owner:  NP Falls Township Industrial

Preliminary / Final – Ferrochrome Building – construction of a new 17,153 sq. ft. building as well as equipment pads, silos and stocks for receiving and processing materials, a relocated office and parking area, additional underground utilities, lighting and stormwater management facilities.

MM Metals, 49 Innovation Drive (a/k/a 49 Middle Drive) Fairless Hills, PA

TMP#13-051-001 & 13-051-001-026; Zoned:  MPM; Owner:  NP Falls Township Industrial

Preliminary / Final – Aluminum Building – construction of a 126,500 sq. ft. building for aluminum production with parking, underground utilities, lighting and stormwater management facilities and such other matters as may properly come before the Planning Commission and as further set forth on the agenda available on the Township website at www.fallstwp.com.

FALLS TOWNSHIP PLANNING COMMISSION

Falls Township Planning Commission will hold its regularly scheduled meetings on the fourth Tuesday of each month at 7:00 p.m. at the Falls Township Municipal Complex, 188 Lincoln Highway, Fairless Hills, PA 19030. The meetings shall be held in a hybrid format, with the in-person component to take place at the Falls Township Municipal Complex, 188 Lincoln Highway, Fairless Hills, PA 19030. Members of the public are permitted to attend the meeting in person. The meeting will be streamed on the Township’s website at www.fallstwp.com and the Township’s YouTube page. Both of those streams will be up to 30 seconds behind the meeting happening within Zoom.

The meeting will be on the Governmental Channel Comcast Channel 22 and Verizon Channel 40. This broadcast will appear in real time.

Board Composition

The Planning Commission is a 5 member board plus 3 alternate positions appointed by the Board of Supervisors. Each appointee serves a 4 year term.
